Planners will discuss density-creating tool

Jackson and Teton County planning commissioners will resume their talks about how to manage growth in the valley tonight, a week after they voted to eliminate additional development in Wilson, South Park, The Aspens and Teton Village.
Planning commissioners are expected to discuss planned residential developments during their meeting tonight, which is scheduled for 5:30 at the county commissioners’ chambers, 200 S. Willow St.
A staff report for the meeting asks planning commissioners to consider how they want to implement the planned residential development tool, which aims to protect open space by allowing more densely clustered developments.
Planning commissioners are expected to consider whether there should be a cap on the potential density allowed by the tool and how the scenic and natural resources overlays should be incorporated, among other questions.
In addition to doing away with all of the “nodes” in the county during their meeting last week, planning commissioners voted to recommend that the owners of large, rural tracts be limited to upzones of three homes per 35 acres instead of the nine that are currently allowed in exchange for open space.
Planning commissioners also recommended that property owners should be prohibited from building any more accessory residential units, or guest homes.
